Preventative Maintenance Agreements

Preventative maintenance is a great way to stay informed and aware of the state of your heating and air conditioning units. Having these services done on a yearly basis can ensure the units are operating effectively and efficiently. Neglecting your systems will eventually cause a decrease in performance while increasing energy use. 

What is performed during a routine maintenance? 

Spring Start-Up: Air Conditioning 

  • Check and adjust belts (if needed)

  • Check thermostat operations

  • Wash condenser coil (if needed) 

  • Check all electrical connections

  • Check all operating and safety controls 

  • Check air temperature supply and return 

  • Adjust summer/winter dampers (if required) 

  • Lubricate all motors and bearings (if required) 

  • Check current draw on motors and compressors 

  • Check record temperature rise across evaporator coil 

  • Check condensate drain line and blow clear (if accessible) 

  • **Shut off humidifier - set for summer operation (if covered under agreement) 

  • Check and replace filter if needed (standard 1" filter is included, high eff & special filters additional

  • Check operating pressures and refrigerant levels 

Fall Start-Up: Heat

  • Check Pilot 

  • Inspect burners and adjust 

  • Check thermostat operation

  • Check all safeties and limits 

  • Check zone valves and dampers

  • Inspect all electrical connections

  • Inspect flue pipe and connections

  • Lubricate all motors and bearings 

  • Check amperage draw on all motors 

  • Check air rise across heat exchanger  

  • Check and clean combustion chamber (light cleaning incl. excessive soot cleaning may incur additional cost) 

  • Check all safety and operating controls 

  • Check and/or replace belts 

  • Adjust summer/winter dampers

  • Check and replace filters if needed (standard 1" filter is included, high eff & special filters additional
